Browse by price, county, or geographic region — Lake, Marion & Sumter Counties.
The Villages began in the 1970s as a small mobile-home park called Orange Blossom Gardens in northwest Lake County. Gary Morse took the reins in 1983, and the community grew rapidly — crossing into Sumter County in 1988, opening Lake Sumter Landing in 2004, and continuing its southward expansion through CR 466A and SR-44 into the 2010s and beyond. Today it spans more than 57 square miles across three counties and is consistently ranked the fastest-growing metro in the United States.
That history matters when you shop. The farther north you search, the more established the neighborhood — mature landscaping, proven resale history, and generally lower price-per-square-foot. Move south and you'll find newer construction, larger floor plans, and the latest home designs, typically at a higher price per square foot — lot sizes vary by neighborhood and don't follow a consistent north-south pattern. There's no wrong answer — it's a trade-off between character and newness, price and amenity proximity.

Active listings and what you can expect when you list with Kathy.
Selling in The Villages takes more than putting a sign in the yard and waiting. It takes the right price before your listing goes live, photography that makes buyers stop scrolling, and an agent who works every showing — collecting feedback, following up with interested buyers, and actively soliciting offers until your home is under contract.
Your home syndicates to Zillow, Realtor.com, Trulia, Redfin, and hundreds of other sites the day it lists — backed by Worth Clark Realty's network of over 1.5 million Realtors and $8 billion in closed sales volume. With 36 years in real estate, Kathy pairs that reach with the kind of hands-on, day-to-day attention a listing needs to actually sell.
